What Is a Stamp Duty Calculator Singapore?
A Stamp Duty Calculator Singapore estimates the Buyer’s Stamp Duty and Additional Buyer’s Stamp Duty that may apply when acquiring property.
The calculator uses:
- purchase price;
- market value;
- property type;
- buyer profile; and
- residential-property count.
It displays estimated BSD, ABSD and total stamp duty. The result is for planning and does not replace an official IRAS assessment or legal advice.
How to Use the Stamp Duty Calculator
1. Enter the Purchase Price
Enter the price stated in the purchase agreement or other relevant dutiable document.
Do not enter the downpayment or housing-loan amount. Stamp duty is not calculated only on the portion financed with cash or a loan.
2. Enter the Market Value
Enter the property’s market value at the time of purchase.
BSD and ABSD are generally calculated on the higher of:
- the purchase price; or
- the property’s market value.
For example, if the purchase price is S$1.5 million but the market value is S$1.55 million, the calculator uses S$1.55 million.

3. Select the Property Type
Choose residential or non-residential property according to the calculator options.
Residential and non-residential properties use different BSD bands for higher property values. ABSD generally applies to residential property, not an ordinary non-residential purchase.
Mixed-use properties and properties with an apportioned residential component may need a professional valuation or separate treatment. The calculator cannot divide the value automatically.
4. Select the Buyer Profile
Select the profile that applies on the purchase date, such as:
- Singapore Citizen;
- Singapore Permanent Resident;
- foreigner; or
- entity.
The selected profile affects ABSD. Citizenship or permanent-resident status obtained only after the purchase may not change the rate that applied on the purchase date.
5. Select the Residential Property Being Bought
Choose whether this is the buyer’s first, second, or third and subsequent residential property.
The count can include properties owned fully, partially or jointly in Singapore. A property may also enter or leave the count when a binding purchase or sale agreement is executed.
The calculator uses the selected count but cannot independently verify your ownership record.
Buyer’s Stamp Duty Formula
BSD uses progressive rates. Different portions of the property value are taxed at different percentages.
For residential property acquired under the current bands:
- First S$180,000: 1%
- Next S$180,000: 2%
- Next S$640,000: 3%
- Next S$500,000: 4%
- Next S$1.5 million: 5%
- Amount above S$3 million: 6%
For non-residential property:
- First S$180,000: 1%
- Next S$180,000: 2%
- Next S$640,000: 3%
- Next S$500,000: 4%
- Amount above S$1.5 million: 5%
The rates apply to the higher of purchase price or market value. Current BSD and ABSD information can be checked through IRAS.
Additional Buyer’s Stamp Duty Rates
ABSD is added on top of BSD when applicable.
For residential-property purchases on or after 27 April 2023, the standard individual rates used by the calculator are:
- Singapore Citizen, first property: 0%
- Singapore Citizen, second property: 20%
- Singapore Citizen, third or subsequent property: 30%
- Singapore Permanent Resident, first property: 5%
- Singapore Permanent Resident, second property: 30%
- Singapore Permanent Resident, third or subsequent property: 35%
- Foreigner, any residential property: 60%
- Entity, any residential property: 65%
The applicable percentage is multiplied by the higher of purchase price or market value.
Special treatment may apply to trusts, housing developers and qualifying remission cases. These situations cannot be determined from the basic calculator fields alone.
Stamp Duty Calculation Example
Suppose a Singapore Citizen is purchasing a first residential property with:
- Purchase price: S$1,500,000
- Market value: S$1,550,000
- Property type: Residential
- Buyer profile: Singapore Citizen
- Property count: First residential property
The calculator uses S$1,550,000 because it is higher than the purchase price.
BSD calculation:
First S$180,000 × 1% = S$1,800
Next S$180,000 × 2% = S$3,600
Next S$640,000 × 3% = S$19,200
Next S$500,000 × 4% = S$20,000
Remaining S$50,000 × 5% = S$2,500
Total BSD:
S$1,800 + S$3,600 + S$19,200 + S$20,000 + S$2,500 = S$47,100
A Singapore Citizen buying a first residential property has no standard ABSD:
ABSD = S$0
Estimated total stamp duty:
S$47,100 + S$0 = S$47,100
BSD and ABSD are each rounded down to the nearest whole dollar, subject to a minimum duty of S$1 where duty applies.
Stamp Duty and Other Property Costs
Stamp duty is different from annual property tax. The Property Tax Calculator Singapore estimates yearly property tax using Annual Value and occupancy type.
It is also separate from mortgage repayments. The Mortgage Calculator Singapore estimates the loan amount, monthly instalment and total interest based on the figures entered.
For an investment property, stamp duty increases the initial acquisition cost. The Rental Yield Calculator Singapore compares rental income with a property value or cost basis, but it does not add stamp duty automatically.

What the Calculator Cannot Decide
The calculator cannot determine whether you qualify for an exemption, remission or refund.
It does not automatically handle:
- ABSD remission for qualifying married couples;
- special treatment under a Free Trade Agreement;
- joint buyers with different profiles;
- property acquired through a trust;
- housing-developer treatment;
- partial-property interests requiring special assessment;
- mixed-use value apportionment; or
- unusual transfers and ownership structures.
For a joint purchase, the highest applicable buyer profile may affect the entire property value. Obtain professional confirmation when the buyers have different citizenship statuses or property counts.
The calculator also does not calculate Seller’s Stamp Duty, lease duty, mortgage duty or penalties for late stamping.
Common Stamp Duty Mistakes
Do not calculate duty only from the lower purchase price when the market value is higher.
Select the buyer’s profile as it exists on the relevant purchase date. Do not use an expected future citizenship or residency status.
Include residential properties owned partially or jointly when deciding the property count. A small ownership share may still affect ABSD.
Do not assume that a first property always means zero ABSD. A Singapore Permanent Resident buying a first residential property generally has a 5% ABSD rate, while a foreign buyer generally has a higher rate.
