What Is a Property Calculator Singapore?
A Property Calculator Singapore estimates the possible housing loan, monthly instalment and part of the purchase price not financed by the loan.
Enter the property price, financing type, annual interest rate and loan tenure. The calculator uses the selected loan percentage and a monthly-rest repayment formula to produce the estimate.
The result is for early financial planning. It does not confirm loan eligibility, available CPF usage or the amount a bank or HDB will approve.
How to Use the Property Calculator

What the Calculator Shows
The result includes:
- estimated monthly instalment;
- estimated housing-loan amount;
- purchase price not financed by the loan;
- loan percentage used;
- estimated total interest; and
- financing assumptions.
The purchase price not financed by the loan is not always the same as the minimum cash down payment.
Depending on the financing type, part of the amount may be payable using eligible CPF Ordinary Account savings. Cash-over-valuation and certain required payments may still need to be paid in cash.
Property Loan Formula
The estimated loan amount is calculated as:
Loan amount = Property price × Loan percentage
The part not financed by the loan is:
Non-financed amount = Property price − Loan amount
For the monthly instalment, the calculator uses a standard monthly-rest amortisation formula:
Monthly instalment = P × r(1 + r)ⁿ ÷ [(1 + r)ⁿ − 1]
Where:
- P is the estimated loan amount;
- r is the monthly interest rate; and
- n is the total number of monthly payments.

Property Calculation Example
Suppose a buyer enters:
- property purchase price: S$1,000,000;
- financing type: first bank housing loan;
- loan percentage: 75%;
- annual interest rate: 3%; and
- loan tenure: 25 years.
The estimated loan amount is:
S$1,000,000 × 75% = S$750,000
The purchase price not financed by the loan is:
S$1,000,000 − S$750,000 = S$250,000
Using the monthly-rest formula, the estimated monthly instalment is approximately:
S$3,556.58
The estimated total interest over 25 years is approximately:
S$316,974
This assumes that the interest rate remains at 3% for the complete tenure. A floating rate can change, which would affect future instalments and total interest.
Bank Housing Loan LTV
For an individual with no outstanding housing loan, the maximum bank-loan LTV can be up to 75%.
A lower limit may apply when:
- the borrower has an outstanding housing loan;
- the loan tenure exceeds the applicable limit;
- the loan extends beyond the specified borrower-age threshold;
- the property has a shorter remaining lease;
- the lender values the property below its purchase price; or
- the lender’s credit assessment supports a lower amount.
The lender is not required to approve the maximum permitted LTV.
HDB Housing Loan Limit
For eligible HDB flat buyers, the HDB housing-loan LTV limit is up to 75% of the lower of the purchase price or property value.
This limit has applied to relevant HDB applications since 20 August 2024.
Eligibility and the final loan amount can depend on:
- the buyer’s age;
- household income;
- financial position;
- remaining lease;
- credit assessment; and
- information shown in the HDB Flat Eligibility letter.

Understanding the Non-Financed Amount
A 75% loan on a S$1,000,000 property leaves S$250,000 outside the housing loan.
However, this figure should not automatically be described as the cash down payment.
The amount may involve an allowed combination of cash and CPF savings, depending on the financing arrangement and applicable rules.
For a first bank housing loan using 75% LTV, a minimum cash component may apply. Any amount paid above the property valuation may also require cash.
Confirm the payment breakdown before exercising an option to purchase.
Stamp Duty Is Not Included
The calculator does not add Buyer’s Stamp Duty or Additional Buyer’s Stamp Duty.
These charges depend on factors such as:
- purchase price or market value;
- buyer profile;
- citizenship or residency;
- number of residential properties owned; and
- applicable remission or exemption conditions.

Legal fees, valuation charges and agent fees are also excluded.
TDSR and MSR Can Affect the Loan
The maximum LTV is not the only borrowing restriction.
The Total Debt Servicing Ratio considers monthly repayments for the housing loan and other debts. The general TDSR threshold is 55% of gross monthly income.
The Mortgage Servicing Ratio generally limits the monthly housing instalment to 30% of gross monthly income for applicable HDB flat and Executive Condominium purchases.
A buyer can therefore receive a smaller loan even when the property appears to qualify for 75% LTV.
The calculator does not ask for income or existing monthly debts, so it cannot perform a TDSR or MSR assessment.
Interest Rate and Loan Tenure
A longer loan tenure normally lowers the monthly instalment but increases total interest.
A shorter tenure normally increases the monthly instalment but reduces total interest, assuming the rate and loan amount remain unchanged.
HDB housing loans generally allow a tenure of up to 25 years. Bank-loan tenure can differ according to the property type and borrower circumstances.
Test more than one rate and tenure. This helps show whether the repayment remains manageable if interest rates increase.
Progressive Payments for New Properties
A property under construction may not require the full approved loan to be disbursed immediately.
Payments can be released in stages as construction milestones are completed. Interest may initially be charged only on the amount disbursed.

Ongoing Property Costs
The purchase price and mortgage are not the complete cost of owning a property.
Owners may also need to budget for:

An investment property should be assessed using more than its possible monthly loan repayment.
